Pre Tenancy Information

EAZY LETT ARE MEMBERS OF THE CMP ( Client Money Protection ) AND PRS ( property redress scheme).

At the point of applying for a property we require a holding deposit equivalent to 1 weeks rent. This is an advanced payment toward your first months rent. This holding fee is non refundable if you decide to pull out of the application however we will refund the holding deposit if your application is declined ( providing all information provided by yourself was truthful ).

You will also need to pay your first months rent in advance and a security deposit which will be a maximum of the equivalent of 5 weeks rent.

If you have a joint tenancy and there is a change of tenants at any point throughout the tenancy the new tenants will need to apply through Eazy Lett and a admin fee of £50 plus VAT will be charged to process the change.

If you request to surrender your tenancy before the end of a fixed term tenancy the landlord may agree to release you from your tenancy. However you will be liable for the cost of re letting the property and paying rent until a new tenants are found. The cost of re letting is £250 plus VAT. If the landlord declines your request to early surrender of tenancy you will still be liable for the remaining rent payments until your fixed term comes to an end and the correct notice has been issued.

  • All of our managed properties are Gas Safe certificated.
  • Security deposits are registered and held with the DPS (Deposit Protection Service) in line with current legislation.
  • We are also a member of the PRS and CMP.




Reserving the property
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’, usually 1 weeks rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.

By law we are also required to carry out Right To Rent checks. Therefore you must be able to provide proof of your right to live in the UK if you do not hold a British or EU passport.

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account. Rent payments will be due 3 days prior to the start of your rental period.

A security deposit of one month’s rent must be paid, and will be registered and held with the DPS (Deposit protection Service) in accordance with current legislation, throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
