Information for Tenants
We let and manage furnished and unfurnished flats and houses throughout Staffordshire and Cheshire.

Please note that for your safety and peace of mind –
- All of our managed properties are Gas Safe certificated.
- Security deposits are registered and held with the DPS (Deposit Protection Service) in line with current legislation.
- We are also a member of the PRS.
Reserving the property
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’, usually £200. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.
By law we are also required to carry out Right To Rent checks. Therefore you must be able to provide proof of your right to live in the UK if you do not hold a British or EU passport.
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account. Rent payments will be due 3 days prior to the start of your rental period.
A security deposit of one month’s rent must be paid, and will be registered and held with the DPS (Deposit protection Service) in accordance with current legislation, throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
We also offer Eazy Lett’s Low Deposit Scheme on certain properties and to suitable tenants. The scheme reduces your deposit to £200. However an ongoing Risk Fee of £12 per month will be due for the duration of your tenancy.
We charge a admin fee of £175 inclusive of VAT per property.
If a guarantor is needed there will be an additional £100 Inclusive of VA T fee.
If you require a reference at the end of your tenancy there will be a reference release fee of £30 inclusive of VAT.
